We service many types of Refrigeration & HVAC equipment for Commercial and Residential Clients.   Recommended Service & Maintenance procedures vary depending on the applications.  We customize our maintenance programs to maximize the technician time, give extra attention to the older units and identify issue before the become an unexpected service call.

We have listed here some of the most common items here needed for HVAC equipment.    Home owners, commercial building maintenance staff and DIY'ers can safely complete visual inspections & filters changes.  

​

All other maintenance steps should only be done by personnel that is properly trained.    Improper service of Mechanical , Electrical and Fossil Fuels systems can cause damaged to building systems, severe injury or even death.    

Forced Air Gas Furnace

​

  • Replace Air Filters regularly , 2-4 times per year depending on use. 

  • Inspect exhaust venting for gas leakage, flue gas can contain high levels of CO and can be very corrosive

  • Check Ignition & Burner Sequence for proper operation .  

  • Check any Natural Gas odors in around the manifold and valve train.

  • Check for proper air flow through the heat exchanger.  Air Flow is critical to efficient energy use.  

  • Check Combustion Air intake.  Gas Burners need 10X more air then gas for proper operation.  

  • High Efficiency Gas Furnaces require regular combustion analysis as these can produce very high levels of CO is mixture is too lean.  

  • Additional steps depending on the type of furnace and application.  

Gas Hot Water Boiler

  • Inspect exhaust venting for gas leakage, flue gas can contain high levels of CO and can be very corrosive

  • Check Ignition & Burner Sequence for proper operation .  

  • Check any Natural Gas odors in around the manifold and valve train.

  • Check Circulation Pump Operation 

  • Check Automatic Valve Operations - Two Way & Three way Valves positioning.

  • Check Water Flow through the boiler.   Water flow is critical to efficient energy use and the boiler life

  • Temperature Control of boiler & heating circuits. 

  • There are several System Type and additional steps depend on the application

Heat Pump  - Air Source

 

  • Replace air filters regularly , 2-4 times per year depending on use

  • Inspect Outdoor unit location and condition

  • Inspect drainage around the outdoor unit

  • Clean Condensate Traps 

  • Test operational sequence of defrost system

  • Check Back up heating system if any.

  • Inspect electrical components Electrical Heaters and Compressor

  • Additional testing depending on type of system.  Single Coil, Multi Coil or Central Heat Pumps.
